LIVINGROOM:
Upon arrival, the front living room offers space to lounge around with your travel companions, as it provides all the expected comforts necessary. On chilly nights enjoy the indoor fireplace while looking out your oversized picture window.
KITCHEN:
The home has a full kitchen and is stocked with all the essentials for making morning coffee to preparing full gourmet meals. Wake up to coffee to get you started. We stock pots and pans, blender, toaster, baking dishes, tupperware for leftovers, wine and drinking glasses, salad bowl, dish towels and utensils.
BATHROOMS:
Two full bathrooms have a vanity with storage. Relax after a day of outdoor adventures and wake to a refreshing shower or bath. Please enjoy the use of the included hair dryer and fluffy towels for your use along with Soap, Shampoo, Conditioner, and Body Wash that is powered by essential oils, with the scent of Arizona orange blossoms and environmentally friendly.
BEDROOMS:
Four cozy, spacious bedrooms with plush mattresses, hotel bedding that you will want to buy for your own home, and fluffy pillows to enjoy a peaceful night’s sleep. 3 bedrooms have Queen Beds and the Master has a King. The sofa is also a Queen size bed.

CONCIERGE SERVICES:
We offer a 24/7 On-Demand Concierge Service. Extra fees apply for this service and it includes anything from restaurant reservations, special requests, in-home chef, amenity arrangements, mid-stay cleaning service, and more.
GUEST SCREENING:
We use SUPERHOG as part of our guest screening process, and your SUPERHOG application must match the primary guest name on the reservation, and your background check must be completed within 48 hours after you receive your booking confirmation as per State and City law. Your booking is NOT confirmed until these requirements have been fulfilled. Once the reservation is confirmed, and prior to check-in, guests must sign a Rental Agreement outlining the terms of the stay.
HOUSE RULES:
NO SMOKING of any kind anywhere on property! No cigarettes, cannabis, vape, cigars.
No pets without prior approval. We do allow one dog with a $175 non refundable pet fee.
No cats allowed due to guest allergies.
No guests that are not on the reservation or otherwise approved.
PARTIES/EVENTS ARE STRICTLY PROHIBITED This is a residential area.
Service fees are non-refundable in the event of a cancellation.

House Rules
SHORT TERM RENTAL USAGE AGREEMENT.

To: Owner of Property, The Host, and all Releasees,
This Short Term Rental Agreement (the "Agreement") is made by and between PHX Stays ("The Host") and YOU ("Guest") as of the date last set forth on the signature page of this Agreement. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1. Ownership. The Rental Unit may be privately owned by an independent third-party (the "Owner") for which The Host is acting as agent
2. Rental Party: The rental party shall consist of the individual or entity making the reservation and their registered guest(s). Members of the Rental Party are the sole responsibility of the authorized Signor.
3. Maximum Occupancy: The maximum number of guests in the Rental Unit is limited to the number stated in the listing.
4. Visitors: Only members of the Rental Party are permitted to sleep in the Rental Unit. Anyone else the Guest allows in the Rental Unit (a "Visitor") is the sole responsibility of the Guest and is strictly forbidden unless approved by The Host.
5. Term of the Agreement: The rental period begins upon entering the property on date of check-in and ends on at 11 AM on date of check-out.
6. Late Checkout Fee: Unless permission is specifically granted by The Host, Guests who fail to exit the property by 11:00 AM will be charged at a rate of $150 per hour beyond the Checkout Time.
7. Rental Rules: At all times throughout the Rental Period, the Guest, Rental Party, and any Visitors will abide by the rental rules attached as Exhibit A ("the Rental Rules").
8. Access: Guest shall allow The Host access to the Rental Unit for purposes of repairs and inspections...in the event that repairs and inspections cannot wait until after Guest's stay has completed. The Host shall exercise this right of access in a reasonable manner.
9. Damage: Guest shall report any damage or issues with the Rental Unit to The Host upon arrival or occurrence. Guests shall be responsible for any damage to or loss from the Rental Unit which occurs during the Rental Period, however caused.
10. Rental Rate and Fees: Payment in full shall be due upon booking.
11. Security Deposit: At the discretion of The Host, a security deposit may be required on the Check-In Date. Where applicable, such deposit is for security purposes and shall be refunded within 7 days of the Checkout Date, provided no deductions are made due to: 1) Damage to the Rental Unit or contents therein; 2) Debris or other mess requiring excessive cleaning; 3) Any other cost incurred by the Host as a result of the Guest's stay.
12. Cancellation Policy: Unless otherwise specified during booking, if Guest wishes to cancel his/her reservation, payment will be refunded as follows: 50% if canceled 14+ days prior to the Check-in Date.
13. Use and Maintenance of the Rental Unit. The Guest agrees to use the Rental Unit only for the purpose for which it is rented herein and in accordance with this Agreement. The Guest further covenants and agrees to maintain the Rental Unit in a clean, orderly, safe, and sanitary condition, free of trash, junk, pet excrement, refuse, nuisances, or conditions that threaten or tend to threaten the health or safety of anyone, and in a manner or condition which is aesthetically pleasing. The Guest shall not permit any use of the Rental Unit which is inconsistent with or contrary to this Agreement, or which is contrary to applicable laws, rules, and/or regulations ("Applicable Laws"). No business may be conducted from the Rental Unit.
15. Insurance: The Guest expressly recognizes that any insurance for property damage or loss which may be maintained on the Rental Unit does not cover the personal property of the Guest, and that the Guest is responsible for purchasing their own insurance if such coverage is desired.
16. Indemnification and Assumption of Risk: The Guest expressly assumes the risk of harm to themselves, their property, the Rental Party, and any Visitors arising from their use of the Rental Unit and the Common Areas. Guest shall indemnify and hold harmless The Host, the Owner, and any of The Hosts's affiliates, employees, agents, representatives, subcontractors, successors, or assigns from and against any liabilities or any loss or damage whatsoever arising from, related to, or in connection with the Guest's use of the Rental Unit and/or Common Spaces, including, but not limited to, any claim for liability for personal injury or damage or loss of property which is made, incurred or sustained by the Guest, Rental Party, or any Visitors to the Rental Unit during the Rental Period.
17. Governing Law: This Agreement shall be governed by and interpreted in accordance with local state and county laws.
18. Payment: Acceptable payment methods are through the original booking channel or directly with The Host.
19. By my signature below, I hereby give permission to charge my credit/debit card for the amounts above. I agree that all rental monies are non-refundable as per cancellation policy above. I have read my rights to purchase travel insurance.
20. Guest Verification: I give permission to SafelyStay, Inc., to verify my identity, and check criminal databases in order to confirm my reservation. Complete terms regarding Safely’s guest verification can be found at Safely/terms website. You may receive an email from Concierge@Safely to complete your screening. 21. Trust & Safety Language: The Trust and Safety Fee includes LIMITED coverage for accidental contents damage and bodily injury.
EXHIBIT A: RENTAL RULES
Throughout the Rental Period, the Guest ensures that the Rental Party and any Visitors to the Rental Unit shall:
1. Maintain the Rental Unit at all times in a good and tidy condition.
2. NO smoke inside the Rental Unit and throughout the premises of the property.
3. Not cause or create a nuisance or otherwise interfere with the quiet enjoyment of other occupants of the building and/or neighborhood in which the Rental Unit is located.
4. Not bring pets or other animals into the Rental Unit without prior approval. Permission and additional Pet Fee Required.
5. Not move or rearrange any furniture or appliances inside of the Rental Unit.
6. Comply with all Applicable Laws.
7. Leave the Rental Unit in the same condition of cleanliness in which they found it.
EXHIBIT B: POOL/SPA WAIVER
Swimming Pool and/or SPA Release of Liability, Waiver of Claims, Assumption of Risk, and Indemnity Agreement
PLEASE READ CAREFULLY. BY SIGNING THIS DOCUMENT, YOU CHOOSE TO WAIVE CERTAIN LEGAL RIGHTS, INCLUDING THE RIGHT TO SUE.
We wish to use the private Pool and/or Spa during the length of stay at your vacation home. By swimming in the home’s pool/spa, I recognize and fully understand certain things, including:
• At no time is there a lifeguard on duty, you (the Guest) are responsible for the safe operation of the pool/spa and are responsible for all persons using the pool/spa during your stay.
• My use of the facilities during my stay involves certain risks, including but not limited to:
1. The risk of injury resulting from possible malfunction of the pool/spa equipment;
2. The risk of injuries resulting from tripping or falling over obstacles in the pool/spa area;
3. The risk of injuries resulting from unsupervised divers and swimmers colliding;
4. The risk of other injuries resulting from participating in any action in the pool/spa.
I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming. In exchange for the Owner allowing me to utilize the pool area during my stay, I hereby agree to the conditions below. I fully intend and choose to give up the legal rights, as stated below:
1. TO WAIVE ANY AND ALL CLAIMS that I have or may have in the future against the Owner, its directors, officers, employees, agents, or representatives (hereinafter referred to as the “Releasees”) relating to my use of the pool and pool area;
2. TO RELEASE THE RELEASEES from any and all liability for any loss, damage, injury, expense, or other cost that I may suffer or that my next of kin may suffer in connection with my use of the Releasees pool or pool area to any cause whatsoever, INCLUDING NEGLIGENCE ON THE PART OF THE RELEASEES;
3. TO HOLD HARMLESS AND INDEMNIFY THE RELEASEES from any and all liability to property, or personal injury to, any third party, resulting from the use of the pool or pool area
4. That I am over the age of 18 and that I am responsible and will adhere to all the rules of the property;
5. That this Waiver, Release, and Agreement is fully effective and shall be effective and binding upon me, and my heirs, next of kin, executors, administrators, and assigns, or anyone else authorized to act on my behalf or on behalf of my estate.
I have read and understood this document. I am aware that by signing this document, I am waiving certain legal rights that I may have against the Releasees, and I fully agree to do so.

This vacation rental is located in a residential neighborhood perfect for your getaway. In order to keep the tranquility of the community, we ask that you be respectful and mindful of your neighbors while on vacation. These homeowners have made this home available to share with responsible groups that will treat the home and neighborhood with respect.
In order to maintain the highest quality of our homes and the peace and quiet of our neighborhoods, all guests must adhere to the city and house rules. Quiet hours are between 10:00 pm and 7:00 am and guests are asked to be mindful of neighbors. The city prohibits music and loud noise. The city strictly enforces these rules and prohibits parties, events, music, street parking, and disruptive guests. Any fines will be passed onto the guests. Overnight guests shall not exceed the property’s posted occupancy.
Guest Verification Language:
I give permission to the property manager to verify my identity, and check criminal databases in order to confirm my reservation. Please reach out to the property manager for complete terms regarding the guest verification.
Cancellation Policy
Cancellation Policy: Full refund for cancellations up to 30 days before check-in. If booked fewer than 30 days before check-in, full refund for cancellations made within 48 hours of booking and at least 14 days before check-in. After that, 50% refund up to 7 days before check-in. No refund after that. No refund of service fee.
